Bridge Finance 

  • Loan size: £0.5 to 20 million

  • Source: Fully-underwritten

  • Security: 1st charge

  • Valuation: Based on the value of the property (or combinations thereof), LTV  up to 75% 

  • Stage: to complete a transaction or to release cash from a existing asset

  • Due Diligence: Standard items addressing who/what/where/why, etc

  • Property type:

    • Residential (not principle residence)

    • Commercial/Industrial

  • Location: England & Wales; Urban, Suburban, Rural, Commercial, Industrial, Social

  • Term: 1 to 18 months, with roll-over options available

  • Borrowing Rates and Fees are competitive.

  • Timing (dependent on RICS survey): 

    • If the proposal is clear and appropriately documented an offer can be made within 1 week from the outset

    • Funds can be made available within a week from acceptance of Ashlar’s offer document.

Development Finance

  • Loan size: £0.5 to 20 million

  • Source: Fully-underwritten

  • Security: 1st charge

  • Valuation: Based on the value of the property, LTV up to 75% (and up to 100% of development costs); ‘credit checks’ are not required

  • Stage: anywhere through the development cycle, from purchase to completion stage as well as refinance

  • Due Diligence: Standard items addressing who/what/where/why, etc

  • Planning: May be required, depending on stage

  • Property type:

    • Residential: Investment, Development and Bridge Finance

    • Commercial/Industrial: Development and Bridge Finance

  • Location: England & Wales; Urban, Suburban, Rural, Commercial, Industrial, Social

  • Term: tailored to project, 1 to 18 months, with roll-over options available up to 36 months

  • Borrowing Rates and Fees are competitive.

  • Timing (dependent on RICS survey): 

    • If the proposal is clear and appropriately documented an offer can be made within 1 week from the outset

    • Funds can be made available within a week from acceptance of Ashlar’s offer document.
